Once we’re both happy your property meets regulations, we begin with quality photography so that we can showcase your property in its best light. Advertising across various platforms will ensure we reach the widest possible audience. Utilising the likes of Rightmove, Zoopla, Social Media as well as our very own website, we can ensure your property will gain as much coverage as possible. Because we carry out extensive research on what does and doesn’t work, we are able to create a good fit between our landlord’s requirements and the needs of potential tenants. We also keep a list of all our potential tenants, which means we can let your property quicker and easier.

Our experienced team will carry out all viewings whether it be during working hours, after hours or on the weekends. Our policy is simple – we work around you. We are committed to finding the right tenants in the shortest possible time.

Once suitable tenants are found and they are happy to proceed, we ask tenants to pay a holding deposit typically equivalent of a week’s rent into our clients account. A holding deposit provides security to both parties.

All tenants undergo thorough referencing checks to investigate variables such as the tenant’s credit score, employment history, financial history and previous landlord’s references. We ensure we find exceptional tenants for each home we manage.

We prepare the tenancy agreement on your behalf with any additional clauses if required. We only use the latest industry leading tenancy agreements which are legally binding and protect the rights of both parties. The tenancy agreement will differ depending on the type of tenancy. We make sure you understand any agreements before we proceed.

At Redcastle, we offer two deposit options to potential tenants, as we understand the need to be flexible with upfront costs whilst ensuring the landlord’s financials are protected. That’s why we offer tenants the option of one month’s rent as a dilapidation deposit or a ‘Nil Deposit’ providing a lower, non-refundable cost option. Tenant’s opting for the month’s rent as deposit are protected by the DPS within 30 days of their moving in date.

We’ll prepare all necessary documentation and ensure all required funds are paid up front, prior to the tenant’s move in.

We perform an inventory upon every move in, but if required, professional inventory will be taken at the beginning of each move-in to prevent any disputes in damages between the landlord and tenant at the end of the tenancy. An inventory can be available for both the landlord and tenant upon request.

Once we are ready to move tenants in, one of our experts will meet tenants at the property to hand over keys.

We always look to keep you informed. At Redcastle, we offer regular inspection reports of your property, so you are kept well aware of any maintenance issues. For single lets, we perform quarterly reports and for HMO’s; monthly reports.

Our Accounts Team will ensure your rental payments are paid in a timely manner. We understand the importance of cash flow when it comes to managing a portfolio, so we’ll always look to work with you to ensure your financials are expertly managed. We’ll chase all arrears and devise a payment plan with the tenant if ever needed.

Once a tenancy has expired, our letting team will conduct a full check out to ensure everything is in full working order and any damages not considered wear and tear will be resolved with the tenant. We’ll notify you if there’s anything you need to know.

One of the biggest drains on a landlord’s profit are repairs and maintenance costs. We can help you keep these costs to a minimum by ensuring you’re always dealing with trusted contractors, and that your property is maintained to the highest of standards.

With our Managed Service option, you can benefit from full transparency as we let you know about any issues regarding your property, so you have no nasty surprises when receiving your monthly invoices. We also put systems in place to prevent issues from arising again.

For any significant refurbishments, we can spread the costs over an agreed period to help you improve your cash flow. We like to do what suits you best.

We want to make sure you get great tenants and can keep them for as long as possible. We have an extensive network of potential tenants for the areas we cover.

Reference checks are a crucial step and are undertaken by one of the best referencing companies within the UK. All our tenants must achieve above a certain score. If this is not achieved we will request a guarantee.

The referencing process includes:

  • Credit checks
  • Adverse credit history
  • Previous address checks
  • Employment checks
  • Previous Tenancy checks

Each tenant is given a tenancy agreement which is specific to them, meeting both their needs and yours for the length of the tenancy agreement. Once you have secured tenants who you are happy with and want to keep, we’ll try secure them on longer tenancy agreements, saving you time and money whilst ensuring you keep great tenants for longer.

The area of safety is paramount for our Landlords and tenants, and we insist on good code of practice as well as abiding by legislation to keep tenants safe as well as protecting your property.

For every property we manage, we’ll ensure the following:

  • Gas safety certification obtained by a Gas safety registered engineer
  • Electrical Equipment tested and certificated
  • Electrical goods PAT tested
  • Energy Performance Certificates provided
  • Fire Alarms & Carbon Monoxide alarms are in working order

All the above are required in every property before renting out to a tenant, and we’ll assist you in making sure all these are in place before a tenant takes occupancy.

We also advise that all properties have an inventory check before and after the tenant leaves, so you can be confident that the property is being maintained to a high standard.

We’re registered with The Deposit Protection Service so all deposits are protected for both the landlord and tenant in case of any disputes. In any event, Tenants are provided all necessary documents within 30 days.

We’ll also visit at least quarterly, to ensure that your property is well maintained and confirming the tenant is acting in line with their tenancy agreement.
