How it works

As soon as we receive your instruction to manage, we’ll make sure you get the best rent for your property and give you suggestions on how to increase your rental yield. Our wealth of experience, as well as strong local knowledge combined with accurate valuation tools means we can provide a realistic and relevant valuation based on size, location, current market conditions and condition of the property. We’ll also ensure your property will meet all regulations and liaise with the local council to ensure we are fully compliant.

Once we’re both happy your property meets regulations, we begin with quality photography so that we can showcase your property in its best light. Advertising across various platforms will ensure we reach the widest possible audience. Utilising the likes of Rightmove, Zoopla, Social Media as well as our very own website, we can ensure your property will gain as much coverage as possible. Because we carry out extensive research on what does and doesn’t work, we are able to create a good fit between our landlord’s requirements and the needs of potential tenants. We also keep a list of all our potential tenants, which means we can let your property quicker and easier.

Our experienced team will carry out all viewings whether it be during working hours, after hours or on the weekends. Our policy is simple – we work around you. We are committed to finding the right tenants in the shortest possible time.

Once suitable tenants are found and they are happy to proceed, we ask tenants to pay a holding deposit typically equivalent of a week’s rent into our clients account. A holding deposit provides security to both parties.

All tenants undergo thorough referencing checks to investigate variables such as the tenant’s credit score, employment history, financial history and previous landlord’s references. We ensure we find exceptional tenants for each home we manage.

We prepare the tenancy agreement on your behalf with any additional clauses if required. We only use the latest industry leading tenancy agreements which are legally binding and protect the rights of both parties. The tenancy agreement will differ depending on the type of tenancy. We make sure you understand any agreements before we proceed.

At Redcastle, we offer two deposit options to potential tenants, as we understand the need to be flexible with upfront costs whilst ensuring the landlord’s financials are protected. That’s why we offer tenants the option of one month’s rent as a dilapidation deposit or a ‘Nil Deposit’ providing a lower, non-refundable cost option. Tenant’s opting for the month’s rent as deposit are protected by the DPS within 30 days of their moving in date.

We’ll prepare all necessary documentation and ensure all required funds are paid up front, prior to the tenant’s move in.

We perform an inventory upon every move in, but if required, professional inventory will be taken at the beginning of each move-in to prevent any disputes in damages between the landlord and tenant at the end of the tenancy. An inventory can be available for both the landlord and tenant upon request.

Once we are ready to move tenants in, one of our experts will meet tenants at the property to hand over keys.

We always look to keep you informed. At Redcastle, we offer regular inspection reports of your property, so you are kept well aware of any maintenance issues. For single lets, we perform quarterly reports and for HMO’s; monthly reports.

Our Accounts Team will ensure your rental payments are paid in a timely manner.
